Floor panels protection

I know I bought my car in Florida but under the car it's unbelievable how it is rustless. However, there is some rubber-like stuff that is peeling off almost everywhere. So I was wondering, to keep it in such a great shape, should I put some protective stuff to replace the old one that's peeling off? I've found some Rocker Guard spray. Is it a good idea to do it or a waste of time? Sometime, making a layer where humidity got traps make it worst. That's why I'm hesitating. :|

Yes, I've heard about POR-15. Always think about them to patch holes, not to prevent ones. :) And they have it exactly as I want, in spray. Thanks.
